 Facts about renting an apartment

  • Apartment Complexes vary a great deal when it comes to their minimum leasing requirements. We have found that they are generally much more flexible than owners of single family rentals.
  • They may accept a tenant with lower credit or no credit (but may require a double security deposit).
  • You need a good rental history (no evictions or broken leases).
  • You need a valid ID. A passport may work, but that will depend on the property management). Preferably, you should have a SS card.
  • In most cases, the security deposit will be lower than renting a house.
  • Apartments offer more flexible lease terms than single family rentals.

Renting a House, a Condo, or a Townhouse

We serve clients from all walks of life! Please be aware that single family rental properties will have very specific minimum requirements that must be met before an owner will approve a lease application. While these requirements will vary some from property to property, these requirements listed below are a very good general guideline:

 Guidelines for Houses / Condos / Townhomes

  • You must have Good or decent credit (600 or above) - No collections or late payments (some owners may require a double deposit for low or no credit).

  • You must have a good rental history - No evictions or broken leases.

  • You must have a valid Texas ID.

  • You must have a Social Security card.

  • Your gross monthly income must be at least 3 times the amount of the monthly rent payment.

  • You must pay one full months rent plus a security deposit equal to one month's full rent upon signing of the lease.

  • Your lease must be a minimum of one year.

What is required to  begin your hunt for the perfect rental house, Condo or a townhome?

First, give us a call! We need to send you a  Lease Application Form and a short list of required documents. This is the actual application form we will use to apply for your new rental home. By completing the form first, we can save you a great deal of time by assuring that you meet the owners specific requirements before we actually go out and look at the properties. We will do everything possible to make it easy to find your perfect rental home! Once you have returned your rental application form (and any other required documents), we will ask you for you for any specific requirements or preferences you may have in regard to the house itself (and of course the part of town in which you would like to live).

Now you can relax and let us take care of the rest! We will begin with an extensive search for homes that are available that meet your requirements. We will then offer you a selection of these homes that best meet your criteria and we will let you select which homes you would like to actually see! 

After the new lease is signed, and all deposits and first month rent has been paid and the owner has given you keys to your new home, we should receive our commission in a week. Once we have been paid, we will give you a $100.00 cash refund (check) paid directly from our commission. We believe we offer renters (as well as property buyers and sellers), the best deal in Texas!
